Long Island Estate First Half 2011We have had six months of activity for 2011. Considering the economic climate, it has been a gutsy performance from the real estate market on Long Island. Over 900 homes a month have been put in contract in Nassau County since March. Year to date sales are down only 9% over last year. Considering the artificial boost from the tax credits last year and the poor January weather, it is the best one could expect. On the other hand inventory has crept to record levels with over 10,000 homes available for the past 3 months. We know there are many others waiting on the sidelines for some sign of price stability. Unfortunately for the sellers, prices continue to ease in a very competitive environment. There is no hope of prices rising until we get the inventory levels to a more manageable level. So buyers are reveling in an environment of low interest rates and lower prices and sellers tough it out and take what they can get if they have to move. Looking forward I believe the gap between last year's sales numbers and this year numbers will continue to narrow and we will end the year flat or a little better than last year.
